Waverly Hills is an Arlington VA neighborhood and historic district located just about a mile from the Ballston Metro, in between I-66 and Lee Highway. This neighborhood has been one to watch for many years, due to its tree-lined streets, close proximity to DC and the overall friendly neighborhood vibe.

Directly North of Ballston

Situated almost in the geographic center of Arlington, Waverly Hills borders Cherrydale, Donaldson Run, Old Dominion, Glebewood, Waycroft and Ballston. Starting at the southern end of the neighborhood at the intersection of I-66 and N Utah Street, the neighborhood continues west along I-66 to N Glebe Road, north up Glebe Road, east along Lee Highway, then south along N Taylor Street, west along Lee Highway, then south along N Utah Street until the road meets back up with I-66.

Single Family Homes, Townhomes, and Condos

The homes of Waverly Hills vary in style and home type, with a mix of townhomes, single-family homes and a few condo buildings, similar to other neighborhoods close to the orange line in Arlington. On the single-family housing stock front, house styles differ, with colonials, cape cods, ramblers, bungalows, split levels, farmhouses and craftsmans. There are about 500 single-family homes homes throughout the entire community. Many of the homes sit on large tree-filled lots, with nice backyards ideal for exploring. Some backyards even back up to woods for those looking for a more private atmosphere.

Beyond single-family homes, there are also plenty of townhomes to choose from in the area. Wunder’s Crossroads is a townhome community located on the northwestern edge of the neighborhood on N Glebe Road. The townhouses in this development have brick and/or siding exteriors, nice interior finishes and private parking. Vermont Gardens is a condominium community on Woodstock Lane is a garden-style development with 50 units.

Lots of Main Access Roads

Most Waverly Hills residents use their vehicles as their main mode of transportation in and around Arlington. The western border of the neighborhood, N Glebe Road leads to all of the main roads around town, including Washington Boulevard, Fairfax Drive, Wilson Boulevard, Route 50, I-66, and Lee Highway. This provides the community effortless accessibility to all of Arlington’s restaurants, shopping, and entertainment. Besides getting in and around the immediate area, residents are able to get into Washington DC and out west towards Tysons Corner, Reston, and other Northern VA towns via major highways like I-66, GW Parkway, and I-395.

Minutes from Ballston

For outside entertainment, most residents head south straight to Ballston, an area of Arlington that has long been known as one of the popular urban villages of the area. Although to some Ballston is known as a nightlife destination with spots like A-Town, World of Beer and Greene Turtle. There are also some great restaurants that can double for a night out. Rustico is a popular destination for both drinks and/or dinner, with an extensive craft beer menu and great meals. The Lee Heights Shops are also close to the neighborhood. This shopping center has a nice variety of local shops and national chains, including Starbucks, Chipotle, Arrowine Wine and Cheese Shop and more.

For activities closer to home, look no further than to the Waverly Hills Civic Association. This active association has been put in place to preserve the neighborhood and make it an even more enjoyable neighborhood. Besides keeping residents informed and ensuring the overall welfare of the community’s residents is maintained, the WHCA also promotes citizen participation and fosters the friendly environment. Various events are put on throughout the year so neighbors can get to know each other in a fun setting. For example, in the springtime the community gets together for an Easter Egg Hunt at Woodstock Park. Besides formal events, neighbors often get together on a regular basis for dinner or parties. It’s common for residents to stay in the community for many years and some homes have been passed along the family for multiple generations.

Woodstock Park and More

Woodstock Park is the first recreation that comes to mind to most Waverly Hills residents. This 1-acre park is located in the northern end of the neighborhood in between N Woodstock Street and N Vermont Street right above 20th Place N. This park has water fountains, picnic tables, a gazebo, a playground, and a basketball court. Even though there are many parks located nearby, lots of residents don’t feel the need to leave their own neighborhood to take a walk or go exploring, with all of the wooded areas around the community. Arlington is a great area in general for biking, jogging, and recreation, especially since there are so many parks and trails around the Northern VA town.

A North Arlington Mainstay

Waverly Hills continues to be a popular neighborhood in Arlington that stays on many homebuyers’ radars. Once you get in, you’re not likely to leave, with an outstanding civic association, location and of course gorgeous homes!
